Successful Application – Erection of three storey building plus basement to provide six residential units in Lambeth

We were approached by the client to submit an application for the erection of a three storey building plus basement including a front lightwell to provide six residential units (1×3 bedroom, 2×2 bedroom and 3xStudios), together with provision of cycle stores, refuse/recycling storages and private gardens. We provided a number of supporting documents including an Energy Performance Certificate and a Secured by Design Report. The site is located in Norwood.

Appeal against refusal for a replacement dwelling and swimming pool – Approved on appeal

Dwelling located within the Green Belt, a Flood Zone and partially in a Conservation Area. The application was for the demolition of the existing home and the erection of a new dwelling with a detached garage, a swimming pool in the grounds and associated parking and landscaping.

We were instructed by the architects to support the application with a planning statement and provide general advice. Although the Council did not support the contemporary design and refused the application we have submitted an appeal and sought barrister support.

We represented the applicant at an Appeal Hearing and were successful in arguing that the replacement dwelling would not be inappropriate development within the Green Belt. The Inspector also found the Council acted unreasonably by adding one of the reasons for refusal and awarded partial costs.

Successful Application – Change of use in Runnymede

We were approached by the client to submit an application for the change of use from Use Class E (barber’s shop) to a Sui Generis use to be used as a Nail/beauty parlour.

The Officer concluded that the development was considered acceptable in terms of appearance and with no harmful
impacts on residential amenities.

We were approached by the client to submit an application for a two storey side extension (to the rear), single storey rear extension and replacement windows at first floor level to the rear in a Conservation Area of South Richmond. In support of this application we prepared and submitted a Heritage and Planning Statement and a Fire Safety Statement.

Application for a Certificate of Lawfulness to determine whether the existing use as a residential dwelling is lawful. In support of the application we submitted numerous documents evidencing the continual use of the property in the four years leading up to the application.
