Variation of Condition – Reinstate Permitted Development Rights

A client wished to vary a condition of an earlier permission that removed permitted development rights for this dwelling on a 10 acre plot in the Green Belt . The new owners were querying the plot division when the previous owners sub-divided the dwelling into three separate units. The Local Planning Authority were unhappy with the treatment of the curtilage, not wanting the entire 10 acres to be considered as part of the residential plot for PD purposes.

Following extensive negotiations between the Planning Officer and the client, and many site plans we were able to achieve a satisfactory outcome on the curtilage for each plot and were successful in having permitted development rights reinstated.

Successful Application – Change of use in Runnymede

We were approached by the client to submit an application for the change of use from Use Class E (barber’s shop) to a Sui Generis use to be used as a Nail/beauty parlour.

The Officer concluded that the development was considered acceptable in terms of appearance and with no harmful
impacts on residential amenities.

Success – Permission granted

Application submitted for residential development in Egham

We managed the application for full planning permission for the change of use from office to residential to the rear of the ground floor and the first and second floors into a 2 bed flat and a 1 bed house, erection of side and rear dormers and reconfiguration of windows at ground and first floor level with bicycle, bin storage and amenity space.

Two applications submitted for the same property in Ottershaw in the Green Belt

1) Prior Approval Notification for change of use of office to residential

2) Retrospective planning application for use of property as three dwellings

​I was instructed by the owner to regularise the property which has been in the same use for a number of years. We have applied for planning permission to retain the building as three dwellings following positive advice from the Council. The owner also sought to seek permission for the change of use of an office into residential use, utilising the permitted development rights.

Planning application submitted for block of 5 flats in Virginia Water

I was approached by a home owner after having had planing permission refused and pre-application advice turned down for the redevelopment of their house for a block of 6 flats.  I attended a site visit and advised on instructing a new architect.  The re-design is a vast improvement and I drafted the planning statement and submitted the planning application.  Decision pending.
