We were instructed to write the appeal statement following refusal of a first floor rear extension to a locally listed building within a conservation area. The Council had previously approved a first floor rear extension and the new proposal was 30cm wider which the Council had refused. The Inspector agreed with our argument that the new extensions would not have a materially different effect on the character and appearance of the area, the site as a BTM, or neighbouring BTMs, to that of the previous approval.

Planning permission granted for a contemporary office block – Windsor

Planning permission granted for a contemporary re-cladding of one of the office blocks within the Vansittart estate including the change of use from B1(c) to B1(a), first floor extension and alteration to the North and West elevations. The Council agreed that there would be no demonstrable harm to the character of the area, residential amenity, the highway network or to flood risk and permission granted with no objections raised.

Planning permission obtained for a replacement dormer in a conversation area – Hammersmith

We were instructed to submit a planning application for a replacement dormer extension to a residential house within a conservation area. We supported the application with a Heritage Statement. The design was contemporary in its approach but mirrored that of a nearby large roof extension on the main road. During Covid, we provided the case officer with a video showing the site in context with the surroundings. Approved within 8 weeks.

Permission obtained for residential extension and loft conversion – Kew

The scheme involved a single-storey rear extension and loft conversion including the removal of a chimney. We were instructed following refusal of a similar proposal. The property is within a Conservation Area and the dormer extension was contrary to the Council’s guidelines. We advised what would be approved and following a re-design, the Council granted planning permission.

Fiona helped us to get full approval for plans to carry out an extensive refurb of our conservation-area property, which included front, rear and side extensions. We appointed Fiona on the recommendation of our architect, after we received advice at pre-planning stage that permission would not be granted on a number of grounds. Fiona provided extremely efficient support, advising us (time poor and completely new to the planning process) on the risks and merits of different approaches to our appeal - low versus higher risk design options. Cameron Jones recently supported us with our planning application after our first was refused. Fiona submitted a 20 page document including our revised plans, photos and detailed information around the planning policies.
