Successful Appeal – Extension in Conservation Area

We successfully appealed an application for an extension in North Twickenham.

The scheme involved: Proposed side extension at second floor level, the replacement of the rear extensions with a single storey glazed extension and the loss of one 1 bedroom unit from 3 units into 1no. 4 bedroom flat and 1no. 3 bedroom flat.

Once revised drawings were submitted, the Officer concluded that there would be no harmful impact on the character and appearance of the streetscene and permission was subsequently granted.

Application submitted for residential development in Egham

We managed the application for full planning permission for the change of use from office to residential to the rear of the ground floor and the first and second floors into a 2 bed flat and a 1 bed house, erection of side and rear dormers and reconfiguration of windows at ground and first floor level with bicycle, bin storage and amenity space.

Planning Appeal allowed for the change of use from two flats to one house – Thames Ditton

We were instructed to draft the Grounds of Appeal following refusal of permission by Elmbridge Council for a building to change from two very dilapidated flats back into a dwelling house, for which it was originally constructed and is on a road of other dwellinghouses.  We argued that the revision of the property from two flats to a single family dwelling house would secure several benefits in terms of improvements to the interior of the building, demand for on-street parking, cycle parking, energy and waste refuse/recycling storage.

Construction of a new café on an agricultural site within the Green Belt

Application for the erection of a single storey building on an agricultural complex to be used as a café to support the local agricultural workers and equestrians. This was an amended scheme to replace a previously refused application for a similar stand-alone café building.

Permission obtained for demolition of existing house and construction of new – Esher

Planning permission granted for detached two-storey house with rooms in the roof space, basement, new access and rear detached single-storey outbuilding following demolition of existing house in a conservation area.

We were instructed by the applicants following planning submission to respond to letters of objection.  We liaised with the case officer and wrote a letter of support to counteract the objections raised by local residents.  The application was duly granted planning permission.

Permission on appeal – Residential extension with rooflight and flue – Mortlake

We were instructed to write the appeal statement following refusal of a first floor rear extension to a locally listed building within a conservation area.  The Council had previously approved a first floor rear extension and the new proposal was 30cm wider which the Council had refused.  The Inspector agreed with our argument that the new extensions would not have a materially different effect on the character and appearance of the area, the site as a BTM, or neighbouring BTMs, to that of the previous approval.

Planning permission granted for a contemporary office block – Windsor

Planning permission granted for a contemporary re-cladding of one of the office blocks within the Vansittart estate including the change of use from B1(c) to B1(a), first floor extension and alteration to the North and West elevations. The Council agreed that there would be no demonstrable harm to the character of the area, residential amenity, the highway network or to flood risk and permission granted with no objections raised.
