Successful Appeal – Two new dwellings at Mannings Heath

Appeal against the decision by Horsham District Council to refuse planning permission for the demolition of an existing timber garage and shed to be replaced by 2 x two storey dwellings with associated parking and landscaping.

We were involved with this application following a previously withdrawn application for a new infill development within a village.

The Council refused the application. However, we appealed the decision and the Inspector agreed that the new dwelling added to the local housing supply and utilised an under-used piece of land.

Planning permission obtained for the demolition of garage, a singe storey rear extension, and a two storey side extension to both sides of the property

We were approached to support an application for the demolition of the garage and rebuilding a single storey attached garage (on north side), raising the height of the existing single storey extension (south side), a single storey rear extension, two storey side extensions to both sides of the property and rearrangement of the parking to allow one access onto the site.

The site is located in Bromley and permission was granted without appeal.

We successfully appealed an application for a 2 storey side extension following demolition of detached double garage and replace front porch in Teddington.

The main issue was the effect of the proposed development on the character and appearance of the host building and the local area.

Successful Appeal – First floor rear extension and conversion of roofspace to habitable use in a Conservation Area

We appealed the decision by Hillingdon London Council to refuse planning permission for a first floor rear extension and conversion of roofspace to habitable use to include a rear dormer and 2 front rooflights in Ickenham. In support we provided a Design and Access Statement.

The Inspector agreed that the proposal would be in keeping with the character and appearance of the area.

Successful Appeal – Erection of a detached outbuilding for use as storage in a Conservation Area

We successfully appealed an application in Ickenham for the erection of a detached outbuilding associated with the restaurant for storage use. The restaurant is within a Conservation Area.

The proposal was found to have no adverse impacts on the character and appearance of the area and was in keeping with neighbouring dwellings.

Successful Appeal – Overturn of refusal against detached outbuilding storage

We were instructed to assist with the appeals against two planning permission refusals for a client.

The first, Hillingdon Council refused a planning permission for a storage building to be constructed to the rear of a restaurant on Swakeleys Road, within a Conservation Area. Cameron Jones Planning managed the appeal submission, supported with a comprehensive appeal statement.

The second against refusal to allow a first floor rear extension and conversion of the roofspace to habitable use to include a rear dormer and 2 front rooflights.

We were approached after planning permission was refused for a large house extension in the Green Belt. We advised on what would be likely to be granted planning permission and also what could be achieved under permitted development.

Successful Application – Variations made to original plans in Ascot

 We proposed variations to an application for the relocation of the front entrance door with a new entrance canopy, part single part two storey side/rear extension, new rear terrace, x3 front rooflights, x1 rooflight to both sides, x1 rear rooflight, x1 rear dormer and alterations to fenestration, following demolition of the existing single storey side and rear elements. In support of this application, we submitted amended plans which the council determined had successfully resolved the issues raised.
