Success – Appeal Allowed against refusal for expansion of dental practice in Sunninghill

We submitted a planning application for the change of use of a small shop unit into a dentist to expand a successful business in the heart of Sunninghill. The Council refused it due to potential harm to the vitality and viability of the shopping centre. In March 2018, we submitted an appeal this was allowed in January 2019. The Inspector agreed with our argument that the new dentist would not harm the vitality of the shopping centre.

Pre-application submission supported by planners for additional storey to bungalow in a contemporary design in Teddington

I was instructed to assist the architects and guide the design for the renovation and additional storey to a bungalow opposite BTMs on a prominent corner site. The planners supported the design/proposal at pre-application stage. However, the Council refused the application and this is now at appeal.

Appeal allowed for extensions and change of use to a live/work building in Twickenham

Following a refusal of planning permission by LBRUT, I drafted the appeal statement to justify the development. Planning permission has been granted on appeal for first floor extension and alterations to external elevation to ground floor. Replacement windows to facilitate the change of use from B1(a) office use into a mixed B1(a)/C3 live/work unit. The Inspector found the design to be acceptable and there to be no harm to neighbour’s amenity.

Dormer roof extension approved on Appeal to a flat in Twickenham

We were asked to write the appeal statement for an appeal against the refusal of the erection of a dormer roof extension on the rear roof slope and roof to outrigger and to increase the pitch of roof of the outrigger. The owner said “Thanks very much Fiona for all your help, we are very pleased. To be honest I didn’t think we’d get it after what Richmond Council said”.

Planning permission granted at Committee for an outbuilding in Ascot

We submitted an application for an outbuilding to be used as an annexe, ancillary to the main house. The neighbours raised much objection to this and the application was reported within the local Ascot News. However, it was reported to Planning Committee and approved subject to a legal agreement to ensure it remains ancillary to the house.

Fiona helped us to get full approval for plans to carry out an extensive refurb of our conservation-area property, which included front, rear and side extensions. We appointed Fiona on the recommendation of our architect, after we received advice at pre-planning stage that permission would not be granted on a number of grounds. Fiona provided extremely efficient support, advising us (time poor and completely new to the planning process) on the risks and merits of different approaches to our appeal - low versus higher risk design options. Cameron Jones recently supported us with our planning application after our first was refused. Fiona submitted a 20 page document including our revised plans, photos and detailed information around the planning policies.
