Cameron Jones Planning were able to secure a Certificate of Lawfulness for this large riverside bungalow in Addlestone, Surrey. The dwelling had been subject to multiple historical extensions so determining the original required a lot of detective work. It was over the allowable extension limit under Green Belt policy so a PD compliant scheme was necessary. We demonstrated a scheme that was compliant with Class A of Schedule 2 (Part 1) of the General Permitted Development Order.

Permitted development for two-storey extension to Thames-side dwelling

A complicated scheme for a previously extended dwelling in the Green Belt near Egham. The dwelling was already over the allowable extension limit under Green Belt policy so a PD compliant scheme was necessary. We worked closely with the architect to develop a two-storey rear extension that would be compliant with Class A of Schedule 2 (Part 1) of the General Permitted Development Order. The Local Planning Authority granted the Certificate of Lawfulness.

Very special circumstances for house extension in the Green Belt

Clients came to Cameron Jones Planning following refusal of a previous applications for extensions to the front and roof of this dwelling overlooking the River Thames, within the Green Belt. The proposal was deemed to be disproportionate and would impact on the openness of the Green Belt. We submitted a new application with revised floor area calculations that included the loft space and adjunct outbuilding as part of the original dwelling size. Although the proposed scheme was still over the allowable Green Belt size increase, as dictated by Runnymede Borough Council’s planning policy, it would be smaller in footprint than the existing dwelling. We argued that the scheme would be less harmful to the Green Belt than the current situation. The Planning Officer accepted this argument and allowed the application under very special circumstances.

Variation of Condition – Reinstate Permitted Development Rights

A client wished to vary a condition of an earlier permission that removed permitted development rights for this dwelling on a 10 acre plot in the Green Belt . The new owners were querying the plot division when the previous owners sub-divided the dwelling into three separate units. The Local Planning Authority were unhappy with the treatment of the curtilage, not wanting the entire 10 acres to be considered as part of the residential plot for PD purposes.

Following extensive negotiations between the Planning Officer and the client, and many site plans we were able to achieve a satisfactory outcome on the curtilage for each plot and were successful in having permitted development rights reinstated.

​I was instructed by the owner to regularise the property which has been in the same use for a number of years.
