Successful Appeal – Extension in Conservation Area

We successfully appealed an application for an extension in North Twickenham.

The scheme involved: Proposed side extension at second floor level, the replacement of the rear extensions with a single storey glazed extension and the loss of one 1 bedroom unit from 3 units into 1no. 4 bedroom flat and 1no. 3 bedroom flat.

Once revised drawings were submitted, the Officer concluded that there would be no harmful impact on the character and appearance of the streetscene and permission was subsequently granted.

Permission on appeal – Residential extension with rooflight and flue – Mortlake

We were instructed to write the appeal statement following refusal of a first floor rear extension to a locally listed building within a conservation area.  The Council had previously approved a first floor rear extension and the new proposal was 30cm wider which the Council had refused.  The Inspector agreed with our argument that the new extensions would not have a materially different effect on the character and appearance of the area, the site as a BTM, or neighbouring BTMs, to that of the previous approval.

Prior Approval granted for single storey residential extension 6m depth, 2.7m eaves height, 3.2m overall height to house in Teddington

We were instructed following refusal of a similar proposal.  I undertook a site visit and advised how to amend the design to ensure consent would be granted.  Following a resubmission, the application was granted within 56 days.

Permission obtained for residential extension and loft conversion – Kew

The scheme involved a single-storey rear extension and loft conversion including the removal of a chimney. We were instructed following refusal of a similar proposal.  The property is within a Conservation Area and the dormer extension was contrary to the Council’s guidelines.  We advised what would be approved and following a re-design, the Council granted planning permission.

Approval for change of use from Office to Residential – Twickenham

This site had a long history of trying to gain permission for the change of use of the office building (last used in 2000) into residential. Due to a change in the parking restrictions there was no longer an objection on parking grounds. I sought a legal opinion from a barrister from 39 Essex Chambers to support the application. and consent was granted for 2 applications – one for change of use into 2 flats and one for change of use into 1 house.

Discharge of planning conditions to historic application – Twickenham

I was contacted by the owner of a flat who moved into her property in 2012 but at the time the developer had not discharged any of the conditions attached to the original permission dating from 2011. I applied to remove a number of the conditions as they were no longer applicable and to provide details for the materials, refuse, cycle parking and car club membership. All details approved.

Planning permission granted for the demolition of a bungalow and rebuild a contemporary styled house East Sheen

Planning permission granted within 8 weeks for a new house to replace a 1960s outdated dwelling with no financial contribution towards affordable housing.  I advised and assisted the architect on what supporting documents were required and liaised with the case officer to gain permission within 8 weeks.

Appeal allowed for first floor and ground floor rear extension to a BTM in a Conservation Area in Kew

I have been involved with this property for a number of years and following another refusal from the LPA, the Inspectorate allowed our appeal to extend the dwellinghouse with a modest first floor extension to enable a bathroom to be located on the first floor.  A really good result. ​
